Located on the Colorado River approximately 8 miles north of Rowena or 6 miles west of Ballinger on CR290.
There is a 53 acre field that is currently in the CRP to expire in 2010 and 7 acres along the river in the CRP riparian buffer that pays approximately $335 per year to expire in 2020. The remainder of the property is mesquite pasture sloping toward the river with some pecan trees along the river. The river can be accessed by two roads. There is approximately 2,600 feet of river frontage.
There are no water wells on the property. A large fiberglass water storage tank is located by the cabin for water storage.
There is a cabin consisting of two bedrooms and one bath with a kitchen and living area combination and a loft. This cabin has a metal exterior and central heat and air conditioning. There is a long metal shed attached to the cabin that is open on one side. A small metal barn is located away from the cabin and shed.
All executive rights, rights to receive bonuses and delay rentals and royalty the owner currently owns will be conveyed.
