The Harrison Ranch is located west of San Angelo. The ranch is accessed by traveling approximately 18 miles northwest of San Angelo to Water Valley, then south/southwest on FM 2034 and a maintained caliche road for approximately 24 miles to the ranch.
Consisting of 1,760 acres in Irion and Tom Green Counties, the Harrison Ranch has been in the same family for many years.
The ranch is made up of gently rolling country with elevations ranging from 2,530 feet above sea level to 2,574 feet above sea level. Primary brush species include cedar, mesquite, agarita and other brush species native to the area. Grasses are native.
The ranch is currently watered by one water well equipped with a windmill. Additionally, there is water well that is shared with the neighbor on the east. The ranch also has one well that is cased but not equipped.
There are no structural improvements located on the ranch. There is one set of pipe livestock pens in the northwest portion of the ranch. All perimeter fences are in excellent condition and are fairly new.
The ranch will convey with 1/2 of the Seller's minerals. There is a producing gas well and the Seller will retain the production under this well as long as it is producing.
